Present Use Value (PUV) is a tax deferred program that allows landowners to keep lands working in agricultural, horticultural and forestry production. Land in PUV is appraised based on its value as working/agricultural land rather than its “highest and best use” value and is perhaps the most beneficial tax program for owners of rural property, offering up to 90% tax savings for eligible landowners.
To be considered eligible for the program, there must be at least one tract that meets the minimum qualifying acreage requirements:- 5 (five) acres for horticulture
- 10 (ten) acres in field crops or pasture
- 20 (twenty) acres in managed forestry production
In addition, the land must produce a minimum average of $1,000 of gross income annually for horticulture and field crops or be managed under a qualified timber management plan for forestry
